Project Profile: Adaptive Reuse & Development Excellence

Layr LLC is proud to announce the successful delivery of the UNC Health Pardee Medical Office Campus in Brevard, North Carolina—a transformative, 39,000-square-foot absolute NNN lease build-to-suit completed in early 2026. This adaptive reuse project successfully converted a former retail center into a state-of-the-art healthcare facility, allowing the tenant to take possession ahead of schedule. As the development sponsor, Layr comprehensively managed the project lifecycle, directing municipal entitlements and approvals, overseeing master development budget management for both the Core & Shell and Tenant build-out delivery, and maintaining rigorous budget, schedule, and quality control over the specialized clinical spaces. Delivering this project both on time and under budget was an exceptional feat of resilience, made possible by the unwavering commitment of our key partners—Beverly-Grant, Clark Nexsen, and CDC—following the unprecedented regional challenges of Hurricane Helene. In addition to the clinical facility, we integrated the campus into the Brevard community by overseeing extensive public infrastructure upgrades to local stormwater and sewer systems, installing new pedestrian sidewalks, planting native landscaping, and incorporating a modern lobby and dedicated community conference room for local public meetings.
